1. Who we are
Learn Invest Manage ("LIM", "we", "us") operates learninvestmanage.com and provides real estate investment education, market commentary, and underwriting tools for Ontario multi-family real estate investors.
We also operate RenterIQ at renteriq.com, a public directory of Ontario apartment buildings that anyone can browse and that account holders can use to follow buildings. One account works on both sites, and this policy covers both.
We are based in Ontario, Canada. This policy explains what personal information we collect, why we collect it, how we use it, and the choices you have. It is written to meet our obligations under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada's Anti-Spam Legislation (CASL).

2. Information we collect
2.1 Information you give us
When you create an account, we collect:
- Your first and last name
- Your email address
- Your phone number
- Whether you have consented to receive marketing communications from us
You may also choose to tell us your role or roles in the market — for example mortgage broker, real estate broker, property owner, prospective buyer, or property manager.
2.2 Information you enter into our tools
Our underwriting and calculation tools let you enter and save property and financial information. This may include property addresses, purchase prices, rental income, expenses, financing assumptions, and similar inputs and the results those inputs produce.
We save this information so you can return to it, revise it, and keep a history of your work. Each time you save, we keep a new version rather than overwriting the previous one.
2.3 Information collected automatically
When you use the site we automatically collect usage information, including pages viewed, features used, approximate location derived from IP address, device and browser type, and the dates and times of your activity. We use a third-party analytics provider (PostHog) for this purpose.
2.4 Information from sign-in providers
If you sign in using a third-party provider such as Google, that provider shares your name and email address with us. We do not receive your password.
2.5 Listing information and documents you share
If you paste, upload or share listing information with us — for example a listing description, a broker's marketing material, text from an information memorandum, or a photo or short PDF of a rent roll or expense statement — we keep a copy of what you shared, and the details we extract from it, as a record. We do not publish it.
By sharing it you confirm that you have permission to share it, and that doing so does not breach any confidentiality agreement, non-disclosure agreement, or other contract you have signed.
Factual details about the property itself, such as its address and number of units, may be added to our property database.
2.6 Buildings you follow on RenterIQ
If you follow a building on RenterIQ, we record which buildings you follow and, if you choose to tell us, your connection to each one — for example that you rent there, own it, manage it, are a prospective buyer or investor, are a real estate agent, or provide services to buildings — and which alerts you want where you are given a choice.
We do not verify these connections and we do not show them to anyone else. We use them to decide which alerts you receive about that building, and we record the types of connection you have given (not the buildings) on your contact record in our customer relationship management system.
We also record which of our two sites you created your account on.
2.7 Building information we publish on RenterIQ
RenterIQ shows a building's address, city, number of units and unit mix, taken from our property database. It does not show owners' names, sale history or prices, or anything you enter into our underwriting tools.
When a building you follow is listed for sale, the alert we send you is based on a public listing (for example on the MLS® System or a brokerage's website) that we have checked — never on anyone's use of our underwriting tools.
If you own or manage a building and believe what RenterIQ shows about it is wrong, contact us at the address in section 1.
3. Why we collect it and how we use it
We use personal information to:
- Create and maintain your account and authenticate you
- Provide the calculators, underwriting tools, and saved history features
- Send you service communications relating to your account
- Show you alerts on RenterIQ about buildings you follow, according to your connection to each building and the alerts you chose
- Send you market updates, podcast notifications, and investor education content — only if you have expressly consented
- Understand how our tools are used so we can improve them
- Respond to your questions and provide support
- Meet our legal, regulatory, and professional obligations
3.1 Aggregated and de-identified analysis — please read this section
We analyse the information users enter into our tools in aggregated, de-identified form to understand broader market activity and sentiment.
This means we may study patterns across many users — for example, which geographic areas are being underwritten most often, what assumptions users are making about financing or expenses, and how those patterns shift over time. We may publish or discuss these aggregate observations in our content, including our podcast, newsletter, and social media.
When we do this:
- We remove information that identifies you or your individual activity
- We only report aggregate figures derived from a sufficient number of users that individual activity cannot reasonably be inferred from them
- We do not disclose the specific properties you are analysing, your assumptions about them, or the fact that you are analysing them
We do not sell your personal information, and we do not sell or share information about the specific properties you underwrite.

4. Marketing communications and CASL
We send marketing communications only to people who have given express consent.
When you create an account you may tick a separate, unchecked box consenting to receive market updates, podcast notifications, and investor education emails. We record the date and time you gave that consent and where it was given.
RenterIQ asks separately. The first time you follow a building on RenterIQ you may tick a separate, unchecked box consenting to receive rental updates, building news and market emails from RenterIQ. We record that consent, its date and time, and where it was given, separately from the Learn Invest Manage consent above; each can be given or withdrawn on its own.
Consent is not a condition of using our tools. You can create an account and use everything we offer, including following buildings on RenterIQ, without consenting to marketing.
You can withdraw consent at any time by using the unsubscribe link in any marketing message, or by contacting us directly. We will action withdrawal promptly. You will continue to receive communications necessary to operate your account.
5. Who we share information with
We do not sell your personal information.
We share personal information with service providers who help us operate the platform, and only to the extent they need it to perform their function:

We may also disclose personal information where required by law, court order, regulator, or other lawful authority, or where necessary to protect our legal rights.
6. Where your information is stored
Our service providers may store and process your information outside of Canada, including in the United States. Information stored in another country is subject to the laws of that country and may be accessible to that country's courts, law enforcement, and national security authorities.
By using our platform you acknowledge this cross-border transfer and storage.
7. How long we keep it
We keep your account information for as long as your account is active, and for a reasonable period afterwards to meet legal, regulatory, and record-keeping obligations.
Information you save in our tools is kept until you delete it or close your account.
A building you follow on RenterIQ stays on your list until you unfollow it, which removes it. Alerts we have shown you are kept with your account.
Records of marketing consent and withdrawal are kept for at least three years, as CASL requires.
De-identified aggregate data may be kept indefinitely, as it no longer identifies you.
8. How we protect it
We use reasonable technical and organizational safeguards appropriate to the sensitivity of the information, including encrypted connections, access controls, and reputable service providers.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. Your rights
Under PIPEDA you have the right to:
- Access the personal information we hold about you
- Correct information that is inaccurate or incomplete
- Withdraw consent for marketing communications at any time
- Withdraw consent for our collection and use of your information generally, subject to legal and contractual restrictions — note this may mean we can no longer provide the service
- Request deletion of your account and associated information
- Complain to us, and to the Office of the Privacy Commissioner of Canada if you are not satisfied with our response

10. Cookies and similar technologies
We use cookies and similar technologies to keep you signed in, remember your preferences, and understand how the site is used. You can control cookies through your browser settings, though disabling them may prevent parts of the platform from working.
Signing in to RenterIQ happens on learninvestmanage.com, so our sign-in provider sets cookies on both sites to keep one sign-in working on both. When you start signing in from RenterIQ, your browser remembers for up to a day which RenterIQ page to return you to.
11. Children
Our sites are intended for adults. We do not knowingly collect personal information from anyone under the age of majority in their province. If we learn we have, we will delete it.
12. Changes to this policy
We may update this policy from time to time. We will post the updated version here and change the "Last updated" date. If the change is material, we will notify account holders directly.
